We focus primarily on Brooklyn, Queens, Manhattan, and the Bronx in New York. We also acquire value-add assets in select out-of-state markets, particularly garden-style and mid-rise multifamily in growing metros.
In New York we buy multifamily, mixed-use, development sites, conversions, retail condos and co-ops, industrial, and vacant land. Out of state we focus on value-add multifamily and industrial. We also consider distressed properties, REOs, short sales, estate sales, and mismanaged assets.
We are an all-cash buyer with no financing contingencies. That means we can move fast and close on your timeline. If a deal makes sense, we can often close in a matter of weeks.
Absolutely. We work with brokers and finders on every deal. Your fee is protected and paid at closing. Bring us a deal and we will take care of you.
We target value-add opportunities in the $1M to $25M range. If a deal is slightly outside that window but the fundamentals are strong, reach out and we can discuss.
We specialize in properties that need work. Distressed buildings, deferred maintenance, code violations, problem tenants, bank-won't-finance situations — these are exactly what we look for. You don't need to fix anything before selling to us.
